  • Disassociate yourself with your home. This house is now a commodity that must be sold for top dollar.
  • De-personalize. Pack away those personal photographs and family heirlooms. You want buyers to say, "I can see myself living here." Consider visiting a model a model home for inspiration.
  • De-clutter. If you don’t need it, get rid of it or take it to storage. Kitchen counters should be clean, pack up all those knickknacks and just think of this as a head-start on packing to move.
  • Rearrange closets and cabinets. Buyers love to open every door in the house. If everything is well organized, it says you probably take good care of things.
  • Rent a storage unit. Almost every house shows better with less furniture. Leave just enough furniture to showcase the room's purpose and plenty of room to move around.
  • Remove favorite items. If you want to take items with you, remove them now. Once the buyer sees them and of course wants them, it's to late. When you tell the buyer they can't have them, it may contaminate the entire process.
  • Make minor repairs. Patch holes, paint, repair leaking faucets, replace burned-out light bulbs, etc.
  • Make the house sparkle. It must be absolutely clean and odors are a big no-no.
  • Curb appeal. Scrutinize the exterior and make the necessary repairs. Make sure buyers want to come inside your house by spending some time working on the exterior appearance.
